What actually drives the price
Species
An indoor-breeding population needs harborage-focused interior work and follow-up. Large roaches entering from outside often shift the work toward exclusion and exterior treatment. The labor profiles differ.
Infestation severity
Light, localized activity is a smaller job than an established population spread across a home. Severity also determines how many visits are realistic.
Property size
Square footage, number of floors and the amount of accessible harborage all affect inspection and treatment time.
Number of affected areas
One kitchen is different from a kitchen, two bathrooms, a laundry room and a garage.
Residential vs commercial
Commercial work typically involves more harborage, sanitation coordination, monitoring stations and scheduling around operations.
Number of units
In multi-unit buildings, cost scales with how many units require inspection and treatment, plus any common-area work.
Treatment method
Targeted baiting, crack-and-crevice work, exterior treatment and exclusion involve different materials and labor. Exclusion in particular can add carpentry-style work.
Follow-up requirements
Because egg cases hatch after initial treatment, follow-up visits are common. Ongoing programs cost differently than a one-time visit.
One-time visit vs ongoing program
A single visit may be appropriate for light, clearly localized activity. Established populations, multi-unit buildings and food-service properties usually need a program with scheduled follow-up and monitoring.
Ask any provider what is included, how many visits are anticipated, what triggers an additional charge and what monitoring is provided.
Questions worth asking before you commit
- Which species did the inspection identify, and how does that shape the plan?
- What is included in the initial visit, and what is not?
- How many follow-up visits are anticipated, and at what cost?
- Is monitoring included, and how will progress be measured?
- What preparation is required from me before each visit?
- For rentals or businesses: how are neighboring units or suites handled?
Why we do not publish fixed prices
Publishing a headline number would require guessing at the variables above, and a quote based on guesses tends to change once someone sees the property.
Actual pricing depends on the property, pest species, infestation level and service provider. Service availability can vary by location and provider.
Getting a meaningful estimate
The fastest route to an accurate number is a short conversation with the specifics in hand: property type, approximate size, which rooms are affected, what the roaches look like, how often you are seeing them, and any treatment history.
The estimator below organizes the same details. Bring its summary to the call and the conversation starts further along.
